Resident satisfaction is at the heart of everything we do, and the Kingsley Excellence Awards are proof of that dedication. Several Walnut Capital properties earned spots in the Top 100 Multifamily Properties nationwide, showcasing our commitment to providing exceptional living experiences. In addition, Walnut Capital was named one of the Elite 5 Multifamily Companies in our tier, securing the #5 spot! This recognition is a testament to the hard work and passion of our incredible teams, and we extend a huge thank-you to every staff member who makes our communities feel like home.
What makes this achievement even more remarkable is that it was earned in comparison to numerous management companies nationwide. Major props to our residential team for not only exceeding the national Kingsley Index but also outperforming our competitors! Your tireless dedication and hard work are truly admirable, and with surveys covering over 90% of our resident portfolio, the consensus is clear: we are the best in city living.
Pittsburgh’s Little Italy just got even more charming. In partnership with Laurel Communities, we introduced the Pearl Street Townhomes, a collection of five modern townhouses at the corner of Pearl Street and Friendship Avenue. These new homes blend sleek design with urban convenience, offering a fresh take on city living in one of Pittsburgh’s most vibrant neighborhoods.
We are committed to creating connections, both figuratively and literally. A $2 million federal grant will help fund a pedestrian bridge connecting the East Liberty Transit Station to Bakery Square. This project aims to enhance accessibility while fostering economic growth in surrounding neighborhoods.
At Bakery Square, the first phase of our $850 million redevelopment plan is underway, thanks to a $5 million state grant. The project includes a 10-story mixed-use building with 400 apartments (15% affordable housing), retail spaces, and an AI workforce hub. We are transforming the area into a vibrant, inclusive destination for living, working, and innovation.
Bakery Square is leading the charge in artificial intelligence advancements, recently hosting the AI Horizons Summit in its 20,000 square feet of move-in-ready office space. The event brought together over 400 leaders from business, academia, and government, showcasing Pittsburgh’s growing reputation as a leader in AI innovation. Governor Josh Shapiro highlighted the city’s unique position to thrive in this rapidly evolving field, noting how AI tools like Pennsylvania’s pilot program with OpenAI’s ChatGPT enhance productivity rather than replace jobs.
In addition to hosting events that shape the future of AI, Bakery Square is already home to cutting-edge AI companies, further fueling Pittsburgh’s tech ecosystem. These innovative tenants contribute to the city’s momentum as a hub for groundbreaking advancements in AI technology.

The Commonwealth offers a selection of studio, one-, and two-bedroom luxury apartments for rent, providing residents with an upscale living experience in the best community in the area. Inside these thoughtfully designed spaces, you'll find skyline views, 9–12’ ceilings, and oversized windows that fill each apartment with natural light.
Beyond the apartments themselves, residents can enjoy an array of leisure amenities, including a rooftop terrace with panoramic views, a club/game room for relaxing or entertaining, and a state-of-the-art fitness center to support a healthy lifestyle.

Bakery Square's dining scene just got even better. Golden Gai, our Izakaya-inspired gem, was added to our amazing community of restaurants this year. Led by Executive Chef Michael Taylor, the restaurant delivers a unique Japanese pub-style experience that's both delicious and memorable. Stop by for a taste of something extraordinary!
The Conservatory Courtyard at Bakery Square was honored at the Design Pittsburgh Awards for its beautiful integration of public art and wellness. This serene outdoor space combines lush greenery, thoughtful design, and eye-catching art installations, creating the perfect spot to relax, recharge, and connect with the community.
The South Side is seeing exciting changes thanks to Walnut Capital's redevelopment plans for the former UPMC Mercy South Side campus. Simplifying life just got easier. This year, we launched the Walnut Capital Resident App, a one-stop solution for everything from paying rent to submitting maintenance requests. With a few taps, residents can stay connected, informed, and on top of their to-do lists. It's just one more way we're working to make life at Walnut Capital properties effortless and enjoyable.
Bakery Square put on another successful 412 Day event, with a black-and-gold celebration of everything Pittsburgh. From local pop-up vendors to themed activities and giveaways, the day brought the community together to show off their love for the Steel City.
The monthly Vintage Makers Market quickly became a favorite, drawing crowds to The Portal every third Sunday. Featuring unique handcrafted goods and timeless treasures from local artisans and vintage vendors, it’s the perfect place to shop and support the community.
Fall brought the return of our annual Halloween Hooplah, complete with an “Urban Pumpkin Patch,” pumpkin decorating, face painting, and a spooky scavenger hunt. Families enjoyed sweet treats, Halloween movies, and trick-or-treating fun—all while raising money for the Larimer Consensus Group.
And we ended the year on a magical note with the Bubble & Broom pop-up bar, inspired by Wicked. Guests enjoyed whimsical cocktails, immersive decor, and plenty of photo ops, including a dorm room straight out of Glinda and Elphaba’s world. It was a bewitching experience that added a little sparkle to Pittsburgh.
