From 1918 to 2004, the air around Nabisco’s factory in Pittsburgh’s East Liberty neighborhood was fragrant with the smell of baking cookies. The Bakery Square mixed-use development, located on a 20-acre parcel, involved selective
demolition and new construction. Bakery Square has attracted technology companies looking for sustainable, innovative work spaces close to the city’s universities and medical centers. Today, Bakery Square’s office tenants are Google, Carnegie Mellon University, University of Pittsburgh, UPMC Enterprises, SPACES, PNC numo among others.

In addition to it’s high-tech companies, Bakery Square is also home to a mix of national and local retail tenants including LA Fitness, Anthropologie, West Elm, Free People, Learning Express Toys, Panera Bread, Coffee Tree Roasters, Jimmy Johns, Social, Ragged Row, Springhill Suites Marriott, and TIAA.

With that success came the inevitable follow-up question: “What’s next?” As is often the case, we found the answer by listening to our clientele. The second phase, Bakery Square 2.0, included the construction of Bakery Office Two, Bakery Living Orange and Blue, and Bakery Village Townhomes.

Bakery Square 2.0 is a fully integrated mixed-use development across from Penn Avenue in the Shadyside neighborhood of Pittsburgh. It includes a six-story 215,000 square foot office building that opened in 2016 and is primarily leased by Google Inc, a 350-unit apartment complex that includes two five-story buildings with 160-car poured concrete garage underneath each, and 52 luxury townhomes for purchase. The site has room for another 215,000 square feet of office space: Bakery Office Three.

The Pittsburgh Athletic Association (PAA) is a private social and athletic club located at the corner of Fifth Avenue and Bigelow Boulevard in Pittsburgh’s Oakland neighborhood on the University of Pittsburgh’s campus, across from the Cathedral of Learning. The Pittsburgh Athletic Association is a nonprofit membership club chartered in 1908 that offered comprehensive athletic facilities, sports lessons, spa services, fine dining, and overnight accommodations. Walnut Capital recently purchased the historic PAA building and plans to incorporate office space, a fitness center, food, beverage, and social club while preserving the past and offering a fresh take on healthy lifestyles, social gatherings, and new traditions.

The result of this transformation will be something new within something known — a destination with an amazing past and brilliant future. The fully renovated building will contain approximately 95,000 square feet of office space on 4 floors. The first floor will include two signature restaurants, coffee options and a grand lobby. The lower level includes a state of the art fitness center with a lap pool. It is connected to the new Oaklander Hotel (opening in November 2018) a 160 room Marriott Autograph Hotel with garage parking.

OAKLAND INNOVATION DISTRICT PROPERTY
